Learn
about your lifestyle and needs so I will
be able to better help you and your family find a home that fits
your specifications and is in an area that will allow you to live
the lifestyle your desire.
Preview homes for you before you move.
We will both pre-view homes online through my instant MLS search.
Then you will chose homes you want me to preview in person before
you arrive. I will email you multiple photos of the listings I
preview in person so you can better decide if you want to view
those homes yourself when you arrive.
Coordinate your home finding trip to the
area. We will schedule time for you to view homes in person when
you arrive. We will view these homes before you move to the area
or, if this is not possible for you, we can arrange temporary
housing and schedule viewings after you move to the area. You may

Show
you homes and give you an orientation of the area
when you arrive. We will look at the homes we have selected from
the online preview. I will also show you the neighborhoods with
homes that fit your needs based on the information you have
provided me as well as areas of interest such as shopping,
schools, fitness, etc. that you will use to keep the same or
better the lifestyle you had before your move.
Direct
you to local financing resources. In my
dealings with the local financing people, I have narrowed the
selection down to a handful of professionals I trust to get you
the best interest rate, lowest fees and make your transaction
close in a timely manner. I will direct you to these
professionals and let you chose who you want to handle your
financing. You may also want to shop for other financing
resources yourself. If you are relocating due to a work transfer,
you may want to ask your employer if they have a special home
financing program with a major bank. It's always best to get the
financing part set up before viewing homes because this will give
you a firm grasp on what price range you want to look and will
provide us will a pre-qualification letter to submit with an offer
if you find a home you want to make an offer on immediately. The
pre-qualification letter makes an offer more appealing to sellers
and increases the odds of your offer being accepted over other
offers of equal value without pre-qualification letters. This
process should be started before we decide to preview homes in
person.
Guide
you through negotiations in your home purchase.
I will work to get you the best value for your investment and
provide you with current market analysis reports of recent home
sales and current home listings to compare against the investment
you are about to make. I can also give you an estimation of what
the average annual appreciation will be on almost any property by
providing tax records of that property and it's comparables. The
tax records will show past sale amounts of the last few owners of
those properties. We can figure the appreciation from those sale
amounts and sale dates.
Monitor the progress of your transaction.
I will work closely with the financing professionals, home
inspector(s), closing attorney and title company to make sure your
transaction closes when you need it to close.
Provide you with progress reports. I
will update you on every major step to closing your investment. I
will always be available on my mobile phone if you have any
questions during this process. I may not be able to answer
immediately all of the time, but I do return phone messages
promptly. I realize it is frustrating when you cannot get in
contact with someone when you have an important issue or question
to discuss. I take pride in being available to all of my
clients. I try to answer every call possible between 8am and 10pm
Monday through Saturday and 1pm to 5pm on Sundays. Give me a call
