engines for phrases or words buyers are using to search for homes in
this area. The internet has become the major search tool
for home buyers when searching for their next home.
According to the National Association of
Realtors:
Over 84% of all home buyers used the Internet
in their search for a home in 2007,
up from 41% during 2001. Over double what it was 6
years prior.
83 out of every 100 home buyers in 2007 found the
internet somewhat to very useful information in their home
search process. This
shows the power of online advertising apposed to the
newspaper and open house which are the ways of the past.
Only 3 out of every 100 home buyers found the newspaper very
useful and only 4 out of every 100 home buyers found open
houses very useful. This shows in the study done by
the National Association of Realtors which asked buyers
where they found the home they purchased. In 2007, 42%
of buyers said they found the home they purchased thru an
agent, 29% found it online, 14% found it by the yard sign,
8% thru a relative, friend or neighbor, 3% thru newspaper or
other print advertisement, 3% knew the sellers and purchased
direct from them, 1% thru a home book and less than 1% thru
an open house.
73% of all 2007 internet-using home buyers drove
by or visited a home with a real estate agent as a result of
their use of a real estate web site.
92% of 2007 home buyers who searched on the
Internet purchased their homes through real estate
professionals.

We post your listing on www.Realtor.com, www.Realtracs.com, www.KW.com,
as well as all our websites. Realtor.com and the MLS
are the two most used websites by buyers. KW.com is our nationwide Keller Williams Realty company site
used by over 60,000 of our agents for relocation networking.
KW.com syndicates your listing to other widely used real
estate sites like Google, Yahoo real estate, Trulia.com and
others. We purchase enhanced listings thru Realtor.com
so we can post more photos of your listing and create a
featured listing border around your listing so it stands out
from other listings on that site. This also allows us
to post a link to the visual tour on our website so buyers
can view many more photos than they would on the regular
listings.
Photos sell and buyers want to see
them. We post the maximum number of photos allowed on
these sites and on our sites. We post as many photos as it
takes to show every room, feature, fixture, appliance and

will have links to the visual tour web pages on our sites.
The Agent
The real estate professional is the
2nd most used source of information for home buyers or buyer
agents when searching for a home. We list our mobile phones on ALL
advertisements so that ALL potential buyers may call us to
inquire about your home or land. We try to answer all
calls between 8am and 8pm central time. If we are
not able to answer immediately, we try to return calls

A TEAM of agents will be working to sell
your home, not just one. We work as a team to sell
your listing. The advantage
to this is that there are two agents available to take
calls, two agents available to answer questions about your
home and two agents available to show your home. If
one of us isn't available the other usually is. This
makes us twice as effective as a single agent. We also
have a very team oriented environment throughout our sales
office of over 175 agents.
Yard Sign
The yard sign is the 3rd most used
information resource used in their home search.
Our yard sign includes our office number, website address
directing buyers to view photos of your home and an 800 info
line so buyers can call to get information about your home
24/7. The 800 service call captured their number and
sends us a text message of that number so we can call them
to try to initiate a showing. To get the price in the
recording they have to press zero which sends them to our
mobile phones.
The Newspaper and
Open House
We don't use this media anymore because it
has become very ineffective in selling homes. We would
rather take the budget we used to spend on this and purchase
paid links and ads online on several different sites and
search engines to capture the large percentage of buyers
there rather than the small percentage using the newspaper.

newspaper. This makes it a very useless tool for
buyers to use when looking for a home. This may
be why less than 3% of home buyers say they found the home
they purchased with this type of media.
Homes Magazine Ads
We don't use this media anymore because it

There are so many different home books out there and only a
fraction of the listings available are in each one of them.
This makes it practically a useless way for buyers to find

It's all about "Effective" marketing to get
more buyers thru your front door. We spend our ad
budget toward the most effective advertising media, which is
the media that buyers are using and find useful to find the
homes they purchase. It doesn't make sense to spend
heavy on ineffective outdated media that buyers are not
using nor find useful. It does make sense to spend
heavy on those media buyers say they use, say they find
useful and say where they found the home they purchased.
Exceptional Service
We are always available via mobile phone and
list our mobile phone on all advertisements, including the
yard sign(the 800 number on the yard sign sends them to our
mobile phone).
Our showing appointment desk hours are from
8am to 8pm Monday through Saturday and from 10am to 6pm on
Sunday. This is longer than any other showing
appointment center in the area. The benefit to you is
that buyers or buyer agents who want to set up a showing for
your listing have the ability to set up showings when
needed, especially on weekends and evenings when most
offices are closed. You can set the hours for the
showing desk to contact you in the showing instructions that
you can change at anytime online at the showing center
website.
We will also keep you informed with feed back
from showings and each step of the process to the closing
table. You will have access to your showing feedback
online through our central showing system. You are
emailed a weekly report of all showings and feedback
submitted by showing agents.

articles and statistics so that we know what will work best
