According to the National Association of Realtors:

  • Over 90% of all home buyers used the Internet in their search for a home in 2009, up from 41% during 2001.  Over double since the internet first became a major search source for homes.
     

  • 98 out of every 100 home buyers in 2009 found the internet a useful information source in their home search process.  This shows the power of online advertising apposed to the newspaper and open house which are the ways of the past.  Only 3 out of every 100 home buyers found the house they purchased thru the newspaper, home book or open house.  In 2009, 36% of buyers said they found the home they purchased thru an agent, 36% found it online, 12% found it by the yard sign, 6% thru a relative, friend or neighbor, 6% thru a home builder or the builder's agent, 2% knew the sellers and purchased direct from them, 2% thru a newspaper, less than 1% thru a home book or open house.  These are stats direct from the 2009 Profile of Home Buyers and Sellers book.  The National Association of Realtors does this survey every year and publishes the stats from the survey every year.  The internet has increased each year since it hit the survey as a search source for buyers.
     

  • 77% of all 2009 internet-using home buyers drove by or visited a home with a real estate agent as a result of their use of a real estate web site.
     

  • 79% of 2009 home buyers who searched on the Internet purchased their homes through real estate professionals.
     

  • Approximately 88% of home buyers found the internet a useful source of information in their home search.

  • The internet is THE most widely used source of information used by home buyers when searching for their next home.
     

  • Our web sites
    Your listing will be posted on our websites with as many photos needed to show every selling feature of your home.  Approximately 2 to 4 photos of each room, several photos of the exterior from multiple angles, close up photos of fixtures, appliances or other selling features.
     

  • We post your listing on www.Realtor.com, www.Realtracs.com, as well as all our websites.  Realtor.com and the MLS are the two most used websites by buyers.  We purchase enhanced listings thru Realtor.com so we can post more photos of your listing and create a featured listing highlight around your listing in the search results so it stands out from other listings on that site.  This also allows us to post a link to the visual tour on our website so buyers can view many more photos than they would on the regular listings.  We also use a listing syndication service to send your listing out to over 300 specialty real estate search destinations.

     

  • Photos sell and buyers want to see them.  According to the 2009 survey, buyers value photos the most when looking at homes online.  Buyers rated photos at 97% when asked to value features of a website when looking at homes online.  We post the maximum number of photos allowed on sites like Realtor.com, the MLS and our syndication service.  Then we post as many photos as it takes to show every room, feature, fixture, appliance and upgrade when we create a custom visual tour page for your listing on our websites.  Your listing on Realtracs.com, Realtor.com and our syndicated sites have links to the visual tour web pages on our sites.
     

  • Again, approximately 88% of home buyers found the internet a useful source of information in their home search according to the 2009 survey of home buyers.  36% of home buyers say they found the home they purchased thru the internet.

The Agent

  • We also use a service to email market your new listing to agents via email.  This service sends and e-flyer to agents in our MLS area giving them a heads up on your listing with photos for them to view in the email.

Yard Sign

  • The yard sign is the 3rd most used information resource used in their home search.   Our yard sign includes our office number and mobile phone so prospective buyers can call us to inquire about the home.  We realize that some sellers don't want to have a yard sign and we respect that if asked not to install a sign, but we highly recommend it.
     

  • Approximately 54% of buyers say the yard sign was a useful source of information in their home search according to the 2009 NAR survey of home buyers.  12% of home buyers say the yard sign is where they found the home they purchased.

    • Our showing appointment desk hours are from 8am to 8pm Monday through Saturday and from 10am to 6pm on Sunday.  This is longer than any other showing appointment center in the area.  The benefit to you is that buyers or buyer agents who want to set up a showing for your listing have the ability to set up showings when needed, especially on weekends and evenings when most offices are closed.  We can specify the hours for the showing desk to contact you in the showing instructions.
       

    • We will also keep you informed with feed back from showings and each step of the process to the closing table.  You are emailed daily as well as weekly reports of all showings and feedback submitted by showing agents.
       

    • We keep up with current trends, surveys, articles and statistics so that we know what will work best to market your home for sale.

The sources above are our focus and here's why.  The above sources cover over 90% of home buyers, maybe close to 100% with overlap between the different sources.  According to the NAR survey, 6% of home buyers found the home they purchased thru a friend, family member or neighbor, 5% direct thru a builder or builder agent, 2% knew the seller and purchased direct from them and less than 3% thru print ads, tv and open houses.  The only media we could spend extra advertising dollars are the print ads or open houses.  We would rather reduce our listing fee and pass that savings along to you because those ads are the most expensive and the effectiveness yields nearly nothing.

The Newspaper and Open House

  • We don't use this media anymore because it has become very ineffective in selling homes.  We would rather take the budget we used to spend on this and purchase paid links, ads and syndication online on hundreds of different sites and search engines to capture the large percentage of buyers there rather than the small percentage using the newspaper.  Only a small percentage of listings available are in the newspaper.  This makes it a very useless tool for buyers to use when looking for a  home.  This is why less than 2% of home buyers say they found this useful in their home search. Approximately 1 in 100 buyers found open houses very useful and less than 1 in 400 buyers found the newspaper very useful per the NAR 2009 survey.  Also, the liability of open houses does not outway the benefit.  Open houses open your home up to the possibility of being a victim of crime as well as expose the agent to the possibility of being a victim of crime. 

Homes Magazine Ads

  • We don't use this media anymore because it has become very ineffective in selling homes.  We would rather take the budget we used to spend on this and purchase paid links and ads online on hundreds of different sites and search engines to capture the large percentage of buyers there rather than the small percentage using the home books.  There are so many different home books out there and only a fraction of the listings available are in each one of them.  This makes it practically a useless way for buyers to find homes.  Less than 1 in 100 home buyers say they found their home with this type of media.  Only about 1 in 500 home buyers found it a very useful source of information in their home search per the 2009 NAR survey.

It's all about "Effective" marketing to get more buyers thru your front door.  We spend our ad budget toward the most effective advertising media, which is the media that buyers are using and find useful to find the homes they purchase.  It doesn't make sense to spend heavy on ineffective outdated media that buyers are not using nor find useful.  It only makes sense to spend heavy on the media sources buyers say they use, say they find useful and say it's where they found the home they purchased.
